How to Sell Houses on Craigslist

Craigslist has been serving as one of the best marketing tool for most home owners. Since this website was inaugurated, more than one billion real estate adverts have been posted. The ever increasing traffic of over 50 million visitors every month has been one of the main reasons why most home owners have been able to reach out to a larger customer base.

The good thing about Craigslist’s adverts is that they are free and you do not require a high level of computer knowledge to go about the process. You can only profit from this website by having the right strategies besides adhering to their terms and conditions. Remember, Craigslist users act as watchdogs and whenever they feel that the advert is inappropriate or violates some rights, then it they will flag the advert and it will be removed automatically.

To sell a house on Craigslist, you need to follow the following key steps:

Step one

You need to sign up for a Craigslist account which takes about 10 minutes since it involves only three main steps. Visit craigslist.org, go registration section, fill all the required details, confirm your account and your account will be active. You can only post an advert after you have signed up for an account. It is from this account that you will be able to manage your adverts. However, this does not imply that whenever you want to post another advert then you will be required to sign up for a new account. You only need one Craigslist account which you will use to post your future advertisements.

Step two

Ads about real estate will only attract potential buyers if they are accompanied with photographs. You need take a few photographs of some sections of your house which you will post alongside the descriptions about the house.

You need to give your buyers a very good impression of the house. There is no buyer who will be interested in buying a house which seems to have been abandoned several decades ago. There is only one secret which can make buyers to be interested in your house; clean the house and if possible, you can either remodel or repaint the house. Moreover, you need to ensure that the surrounding environment becomes attractive. If it the house had damaged patios, they have to be repaired taking the photos.

All photos must be well-lit and clean. You need to take all the important sections of the house such as the exterior sections, surrounding the compound and the rooms. If possible, you can also take a picture of the room when it has furniture; may be a dining or sitting room can do. This adds some life to the house and hence increasing the possibility of attracting more customers.

Step 3

To post the advert, you need to log in to your account and select the option of posting a new advertisement. Craigslist offers a wide range of categories depending on the type of advert you would wish to post. In the case of a house, you will select a category indicated “housing offered”.  Under this category, there are two options; you can post the advert as “real estate –by owner” when you decide to sell the property without engaging a broker or you can also post under “real-estate-broker” when you decide to sell your home through a real estate agent.

When you post under “real estate-broker”, it implies that as much as you are the one who is posting the advert, your buyers must be aware that they will not be dealing with you directly instead, they will deal with a real estate agent.

You need to be very cautious when it comes to this section. This is for the reason that if you happen to post your advert in under a wrong sub-category then, there are chances that it will be flagged as inappropriate and the ad will be removed by the administrator.

In situations where you do not trust the realtors within your locality, it is advisable that you go about the process on your own.  On the other hand, the real estate agent can help you to go about various legal procedures, but, you will have to pay the agent for his or her services.

Step four

You need to select a title which will trigger potential buyer to click on your advert. Remember, Craigslist limits the title of the adverts to about 68 characters. Your title must be succinct. Normally, since these adverts are classified according to one location, take time to review various ad titles under the same category and be sure to identify the format which has been used.

You need to include every single detail about the house such as number of rooms, number of bedrooms, size of rooms, location, etc. You need to ask yourself one question as you make this list: If you were the potential buyer, what are some of the information you will require? By doing this, you will actually be in a position to list every single detail which will be essential to your customers.

Step five

You need to preview all information about the house you would wish to sell; this should include both pictures and descriptions. If possible, you can ask a friend to go through the advert before it goes to the public domain. Of course, you cannot post all your photos on Craigslist, try to get another photo hosting sites where you can upload all photos you fill will guide potential buyers in making up their mind. They will provide you with an html code.

Since you are not the only one who is using this free platform; as other users post their adverts, your advert will not remain at the top of this list. Remember to re-post it again. You can copy paste the content of the previous advert but remember to delete the old post since it will be considered as spam.

A number of homeowners have managed to sell their homes through Craigslist. Therefore, you can also seize this golden opportunity.
